Unit plumbing turns on a line drawn by the plan, not by who first noticed the water. Get that line right and the repair lands with the right person the first time.

How to Tell a Lot Pipe From a Common Pipe
The body corporate maintains utility pipes on common property; a pipe is yours only when it supplies your lot alone, runs entirely inside your boundary, and clears any dividing structure. That three-part test comes from Queensland's body corporate rules, and it settles most disputes before they start.
A community titles scheme splits everything two ways:
- Your lot is the home you own within the scheme.
- Common property is everything else, which the body corporate manages.
Utility infrastructure means the pipework, sewers, drains and equipment that carry water or drainage to lots or to shared land. A boundary structure is the slab, wall or ceiling separating your lot from a neighbour or from common property, and a dropped ceiling is not a boundary structure.

Apartments Compared With Townhouses
Apartment blocks and townhouse complexes draw the line differently, because they sit on different plan types. In an apartment block registered as a building format plan, a cold water pipe inside a dividing wall, floor or ceiling is the body corporate's to maintain.
A pipe that serves your lot alone, carried in an internal wall, falls to you instead.
Townhouse schemes on standard format plans work the other way:
- A water main supplying several lots is the body corporate's responsibility.
- A line inside your boundary feeding only your home is yours to maintain.
The plan type sets the rule, so the community titles plan for your scheme is the document we read first when ownership is unclear.

Isolation Valves and Submeters
Close the isolation valve at the faulty fixture or appliance first; it shuts water to that single outlet and leaves the rest of your unit with supply. Fixtures and appliances with their own valves include dishwashers, washing machines, toilets and mixer taps, and a seized valve is often the reason a small leak turns into a flood.
Your lot's submeter is never inside your unit. Since 1 January 2008, each newly subdivided strata building gets a submeter, fitted in an accessible place on shared land. The shared line feeding the submeters, the fittings around each one up to and including its valves, and any meter box stay with the body corporate, or with the building owner in some schemes.
Leave those shared valves alone; they are not for lot owners to touch. Where a Moreton Bay scheme is sub-metered and Unitywater reads the submeters, you apply for a concealed leak adjustment on your own lot, and the body corporate applies for one on shared land.
Salt air off the Pumicestone Passage works on exposed valves too, so an isolation valve that refuses to close is common in units near the water. If a braided hose under a sink or basin is the suspect, our flexi hose replacement page covers the swap.

Leaks That Reach the Unit Below
Most water appearing in the unit underneath traces back to one of three sources, each with its own responsible party:
A shower tray
yours to look after whether or not the tray sits inside your lot.
A water heater serving one lot
yours, because services supplying a single lot stay with the owner or occupier even on shared land.
A pipe carried in a dividing structure
that one is for the body corporate to maintain.
Isolate at the valve before anything else, then stop using the fixture. For a shower sending water through the tiling rather than the fittings, our leaking shower repairs page separates the two, and a damp patch you cannot place is a job for hidden leak detection.

Unit Living on the Island
At the last census, the suburb counted 275 flats and apartments and 163 townhouses alongside 1,058 separate houses. Roughly one home in three here shares a wall, a ceiling or a main with a neighbour, so shared plumbing means shared shut-offs. Knowing your nearest isolation valve before a leak starts is worth five minutes with a torch.
The blocks around the Bribie Island Bridge landing and the streets near Bellara Caravan Park hold much of that shared stock, and holiday periods push extra use through their fixtures. Body corporate contracts, levies and committee work sit outside what we do. We take the call from the owner, the tenant or the townhouse resident and fix the plumbing on your side of the plan.

Questions From Unit Owners
Call (07) 3523 7172Who fixes a burst pipe inside my unit wall?
It depends on the wall and the pipe. The body corporate maintains a pipe carried in a dividing structure, while a pipe serving one lot only in an internal wall in your Bellara unit is the lot owner's. Check the plan before booking so the right party arranges the repair.
Who is responsible for pipes in a Bellara townhouse complex?
The body corporate maintains any water pipe that feeds more than one lot. A line within your own boundary serving your home alone is yours to maintain. The plan type sets which rule applies, so confirm it before work starts.
Can I call my own plumber for a leak in my unit?
Yes, for any pipe or fitting that falls on your side of the plan. Pipes on common property are for the body corporate to arrange instead. The plan and the three-part test decide which applies, and either way the work is done by a licensed plumber.
Does a unit bathroom renovation need a plumbing permit?
Yes, some do. Apartment renovations that are complex enough need council approval instead of a Form 4, the notice your plumber files with the QBCC once notifiable work is finished. Ask before the work begins so the paperwork matches the job.
How do I stop a leak reaching the unit below?
Close the isolation valve at the faulty fixture and stop using it until the repair is done. Whoever maintains the source pipe or fitting arranges the fix, whether that is you or the body corporate in your Bellara scheme.
